Tenant Management 

 

Through regular surveys and analysis of the market,we are able to ensure that each of our properties stay in tune with the market's activity and fluctuations.

  • Market and show vacancies,negotiate leases and prepare lease documents
  • Provide an annual market analysis and recommend rent rates
  • Conduct credit and extensive background checks on prospective tenants 
  • We administer critical dates including lease renewals,expansion and termination 
  • Create open lines of communication with the tenants
  • Online rent payment option and maintenance requests for tenants
  • Assure that tenants comply with rental policies and procedures
  • Monitor all rental activity, including maintaining copies of all leases on file
  • Deliver five day notices and follow up with tenants who are delinquent
  • Assistance with eviction proceedings

Property Maintenance

 

At the on-set of the management contract a preventative maintenance program will  be developed,          monitored and updated on a regular basis. The program will include all the assets of the property including boilers,HVAC,plumbing,electrical,landscaping,emergency systems,equipment and all other common areas.

  • Schedule and perform frequent property inspections
  • Hire qualified,licensed and insured contractors  
  • Coordinate maintenance,service contracts and trades work at property
  • After-hours emergency response with direct access to a PMR property manager,as well as lockout service
  • Oversee management of garage and parking operations
  • Coordination of resident move-ins and move-outs
  • Manage the physical aspects of the property
  • Monitor your property for problems including but not limited to drives and walks,exterior decking and porches, landscaping, plumbing and sewers,HVAC,electrical and structural systems.
  • Assist in preparing specifications for major repairs and improvements.Evaluate competitive bids for services and repairs.

Financial Services

 

Property Management Realty Inc employs a full time accountant to oversee the accounting department and sends statements on a monthly basis to all our owners and investors to keep them informed of the property's receipts, expenditures and overall financial condition.

  • Monthly detailed financial reports to property owner via our online website
  • Maintain files and records of bills paid
  • Collect monthly rents and follow up on delinquent tenants
  • Monitor delinquencies and provide receivable reports to the owner
  • Processing and payment of all operating expenses
  • Review insurance coverage and make recommendations when changes are appropriate.We also initiate the processing of insurance claims.
  • Aid in State,and Local tax preparation and coordinate real estate tax reduction efforts
  • Annual statement to show total receipts and disbursements
  • Assist in preparing annual budgets
